The work

I sell and lease property in downtown Toronto, mostly lofts. Converted industrial buildings, and the purpose-built ones that followed them once the look had a market.

It is a small segment with a long memory. Two units in the same building, the same size and the same floor, can be worth meaningfully different amounts, and the reason is usually something structural rather than cosmetic: where the building's columns land, which side the original windows face, what the conversion did to the ceiling, whether the floor was poured for machinery or for people. That is knowable. Most of it is just not written down anywhere a buyer can reach.

Why there is a directory

Almost everything published about these buildings exists to sell something in them. The history gets compressed into an adjective, the numbers get averaged until they stop meaning anything, and the parts that would actually change a decision are the parts nobody has an incentive to print.

So I built the thing I wanted to be able to read. Lofty is a public record of downtown Toronto's loft buildings, one page per building: what it was before it was housing, who converted it and when, how many units it holds, whether it carries a heritage designation, and what has actually sold in it. It is free, it is not gated, and no building is in it because someone paid for that.

Writing

I write essays on how property gets valued, perceived and sold in this city. They are collected in the blog, and they are written alongside the work rather than about it. None of them is a listing pitch either.

What this is not

Nothing published here is advice, an appraisal, or an opinion of value, and nothing here is a solicitation of any property already listed or of anyone already under a representation agreement with another brokerage. A building appearing in the directory is not a statement that it is a good or bad place to buy, live or invest. Figures are estimates drawn from third-party data and may be wrong. Do not use the site as grounds for a decision. The full terms are published on every page of the directory.
