The Derby

393 King St E, Toronto M5A · Corktown

A four-storey building of 26 two-storey lofts at King and Parliament, on the site of the Derby Tavern.

Against up to two others, on price, size, how each has held up and how rarely they come up.
01

Overview & history

Sweeny&Co Architects designed it for Derby Development Corporation, and lists it as the practice's first project and the first two-storey open loft condominium in Toronto. The Derby Tavern had operated on the corner since 1847 and was demolished in the late 1980s.

Every suite runs over two levels. Interiors are exposed brick and wooden beams under sixteen-foot ceilings with warehouse-style windows, and a glass atrium runs through the centre of the building; some suites have private rooftop terraces.

Statistics

How often units trade and what they trade for, computed from closed sales only.

Market data records size as a band (e.g. 800–899 sq ft). Every price per square foot on this page uses the midpoint of the band.

Sales per year

Price per square foot

The line is the year's blended figure (total dollars over total square feet); the shaded band spans the bottom-to-top-of-band range.

Transactions

Every closed sale in the record, newest first.

◆Before this goes public: unit-level sold data is likely to need a registered-viewer gate under board data rules. Confirm with the brokerage; the statistics above are the lower-risk public layer.
