A 16-unit 1986 conversion of the former Oxford Picture Frame factory on Markham Street.

One of Toronto's earliest loft conversions, reworked in 1986 by Bob Mitchell from the Oxford Picture Frame Company factory. The original parapet was raised with salvaged brick to create a third level.
The 16 multi-level units keep timber columns, steel joists and exposed brick, with ceilings of roughly 10 to 20 feet, fireplaces, skylights in the top units and roof terraces. There is underground parking for 19 cars and no elevator.
Bob Mitchell converts the factory into 16 lofts, raising the parapet with salvaged brick to add a third level.
